My family has a small house that is quite close to a pond in Maine. It has been vacant for 40 years and I fully expect it to be a tear down. Because they wouldn't let you build there now, the most valuable part is the hole in the ground. Has anyone dealt with shore land zoning here in Maine? I'm trying to start working up the numbers to see if it's feasible.

Andrew,

Usually with all of the setback and shoreland zoning requirements, if you have one wall standing, you can work from there and rebuild. If it is literally a hole in the ground and dependent on the distance from the high water mark, you may have problems...
