Tips for finding properties

Hello- I am currently buying at auction but it is getting harder to get the right deal. I have an agent who sends me mls updates but I am not impressed with those so far. Where else do I look? Wholesalers? I would love to hear what has worked or is working for any of you. Thanks.

Almost all of my property purchases are through direct mail. Bought a list of out of town owners and went to work. Have had a pretty good response rate (10%), with a pretty successful purchase rate (about 1%) over the last three years.
