Finding homes to flip NC

So I have spoken with an investor and he's willing to provide the funding for my first few flips and walk me through the process. I want to flip in the RDU area or possibly even Sanford. Is there a way to find out which areas are hot sellers' markets? Or should I just reach to real estate agents the my desired areas?

It sounds like you have what can be the hardest part done (investors) ..If you don't mind me asking, what type of flipping are you looking to do? ( straight rehab, wholesale, fix and hold etc)  I usually can find the property then have to nail down one of my investors if I'm not putting my own cash in.  I have different ways of finding the properties based on what my end goal is and if you give a bit of an idea of what you want your end result to be I'd be happy to share what I'd do if it were me.
