Rehabber/Contractor in Ohio?

Question

Just trying to build a team in Cleveland OH. Any recommendations on a good licensed/bonded company to handle standard rental unit level rehab? Any suggestions would be appreciated. Mainly, just needing estimates (willing to pay for their time). Also, will provide referral & written estimate to end buyer. Wanting to make it easier for out of town investors.

I used to be a contractor with Service Magic.  It is a great service.  But you will get several calls very quickly because once you put in your request a text or email hits their phone.  That same request hits 3-4 contractors at the same time.  So it becomes a foot race to see who get to the customer first.  They all get charged for the lead, so they try to be first contact.  Just thought you may want to know.

Another option is servicemagic.com.  They should be in your area.  Lots of little guys trying to build their businesses, along with semi-retired folk who really just want to work part-time.  All are pre-qualified.

I've used them in several states and have been happy with the quality of people they send out.  Warning:  once you put a request in, be prepared for instant responses!  I think it's something servicemagic requires from their pros.

I'm down in Columbus, but I found nearly all my subcontractors on craigslist.  Also check in the smaller local papers.  Plan on spending a lot of time on the phone and meeting with them to weed out the bad ones.  Also try to find someone that understands what you are doing and has worked with investors before.  You don't want to pay homeowner prices.  You want special pricing that they give to investors because they know they'll get a lot of repeat business from you.
