Looking for my first rehab.

Hey investors,

My name is Jeffrey Mark and I am a wholesaler from the DMV area. I have been wholesaling for the past 4 years. This year I started an llc with a few friends of mine from college and we are looking to rehab single family properties in the Baltimore County and PG County areas. We have a lender in place who is actually one of my buyers and we feel very secure with our funding.

So these leads to the questions what is the best way or method to find my first rehab? 

So far I have utilized my wholesaling network. I have reached out to individuals letting them know I am currently looking for my first flip.

Last week we sent out 2000 postcards to vacant and absentee owner properties in the counties we are interested in. We are planning on sending out 1000 yellow letters this week. So far we have received 4 calls. Three of which were dead leads and one curse out lol.

I have been doing some driving for dollars and ordered 3 skip traces for leads I pulled.

I also plan to put in some offers on the mls but all the deals available seem very overpriced. 

Am I on the right path? Should I place a lot of offers on the mls?

Any thoughts on my mailing campaign? Should I try out a different lead source?

You said you've been a wholesaler for the past four years.  That implies that you're good at finding deals.  Why aren't you just doing whatever you've been doing for the past four years to find properties, but instead of wholesaling them, just rehab them yourself?
