Potential flip

I potentially have a property that basically sits on 3 lots. Should I rehab the house and sell it all together or should I rehab the house and build on the other 2 lots? The numbers are a little complex at this point. I believe I could flip for profit but in general does it make more sense to build on the other two lots and flip the existing home? This market is pretty hot to do that at the moment but will it be next spring?

Have you ever done new construction? It is a different world than a rehab. How large would each lot be? It might be best to renovate the house in its own lot, and then sel the other two if they are desirable and not too small.
