Age characteristics of a Roof

Hello there! I drove past a duplex that was for sale. The roof looked to have darker spots on portions of the roof but the description says "newer roof" etc.. It just looks like worn spots on the roof to me from a distance.  Not very experienced but working on it lol... 

I don't see shingles curling though.

Loss of granules is a sign of roof aging.  If you are seeing dark spots, that could be the asphalt impregnated mat which the granules are stuck to and would signify severe aging.  The felt is not UV stable and once exposed would not last long.  In summary, if enough granules are missing that you can see the mat, you need a new roof.  A closer inspection could also reveal that it is just staining from algae or some other source though.
