How many pics is enough for a listing.

I had this thought as I was going through a listing. I just wanted to get everyone's opinion of how much is too much. Or not enough.

Our MLS allows us to put in 16 if I recall correctly. I like to show as much as possible to potential buyers. Pictures sell.

As may as possible!!  Heck, even create a free drop box site and dump a bunch there too!  I'm also a fan of using the property address as a URL and posting a bunch of pics to the website--not limited by the MLS that way.

It's a pet peeve of mine when people only put up 1-4 pics of their flip.  Why go through all the trouble and expense of rehabbing a place only to chop yourself off at the knees when you list?  I literally just looked at an MLS listing for a $300k+ flip that ONLY has a pic of the front and back on the listing!!  An investor bought the place for $80k...surely there is something about the inside that the investor would love for perspective buyers to see!!

I find myself in the 20-30 photo range. I need just enough to show off the highlights. A few in the kitchen, a few in the bath, a few in the living areas, only one or two in each smaller bedroom. Maybe a shot or two of the mechanicals, but I never try and put too many.

Remember you are telling a story with pictures.  I don't need see multiple pictures of a same bathroom. This happens a lot with a 1/2 bath as people think you need to pic of the sink and one of the toilet.  You want to entice them to come see the place but not mislead them either.  30 pics is too many unless its a McMansion with 20 rooms, but somewhere around 15 to 20 is a good number in my book.

I agree with 20 or so (most MLS vendors limit it to somewhere in this range).

I disagree with "as many as possible". Your goal is not to show them everything...your goal is to show them the best parts, and get them to come see the house in person.

Also, we all know most people have a very short attention span. Put your absolute best 10 pictures first, and assume that everything beyond that will be seen by fewer and fewer eyeballs.

As many as possible. You don't need useless pictures but if they are good quality pictures(which i would recommend professional pictures) then put as many up as you can show it off

The MLS I am subscribed to allows a maximum of 30 photos. I like to see more photos and add in some of the surrounding area so people from out of the area can have a sense of the community.
