Flipping near wetlands

We are in the process of bidding on a property that our attorney has reviewed and realized is within a 100 ft of wetlands and as result we will need to run nearly every decision through the committee for conservation and wildlife. Does anyone have any experience that can help guide me on how much more cost, time, etc this might add on? And if we should adjust our offer? Thanks in advance for any replies.
