What areas are you targeting in and around Atlanta?

Question

So we have the obvious neighborhoods like West End, Old Fourth Ward, Kirkwood, etc. where the market is super hot, but the competition is crazy there. What are some less competitive markets where you're investing in Atlanta? I'm looking from a flipping perspective, but I'd also to be curious to hear rental markets you're targeting.

@Patrick Anibaldi I don't do anything in Conyers, but I would guess it's a luke warm market for flipping. It's probably a good market for rentals -- good yield on your money but very little appreciation.

I'd encourage out of staters to look at McDonough / Henry County area might be better -- better schools, better job growth, etc.

@Rick Baggenstoss great point about sticking to a niche. It will make it easier to source materials and identify key issues that may be common among all properties built around the same time and have similar structure

If you're flipping, I wouldn't encourage you to try to open up a new market or go to a luke warm market.  Take advantage of the momentum of an area.  However, if it's too hot then look at the markets adjacent to it.  In Atlanta, that means to the south or farther from Peachtree.

@Nathan Gornto I like Mechanicsville for rentals but wouldn't flip there.  There's not much interest from owner occupants.

Also, I think it helps to pick a type of house, e.g. 1950s brick ranch or 1920s bungalows.  If you learn how to do one, then your lessons can be applicable to many more.  However, a 20's bungalow is nothing like a rehab of a 50's ranch.

Anything on the MARTA line or Beltline. Although there are still a lot of boarded homes in Adairs Park, Pittsburgh and Oakland City, property there goes quickly.

@Paul Smythe For rentals I would do research in Grove Park. For flips I would focus on Venetian Hills, Sylvan Hills, and around Anderson Park. There is a house now pending for over 200k in Sylvan Hills. There is a lot of activity going on so now is a time you can get a reasonable priced house before it ends up like all of the other areas.
