Fridge in flip or not?

Question

I'm remodeling a home that will have an ARV lower than most homes in the area. The kitchen will be completely redone and there will be new appliances but I'm not sure if we should supply a fridge or not. Some TV shows put all appliances but the fridge--why is that? (Target buyers will be first time homeowners)

also, check craigslist for a deal. some people are almost giving away beautiful appliances because they don't like the color.

i can get a four piece stainless package for $1500 but I always wondered why some people didn't install them...wasn't sure if it was a cost saver or if they would install one that the buyer chooses. I think first time homebuyers will need one to get a mortgage and in a lower end home I wouldn't imagine they have an extra $500-$1000 laying around at the time of inspections and other closing and moving costs.

I think the reason you see it on the shows may in part be because they want to show off the finished product to viewers of the show, but also it may be market specific. In my market all homes are sold with appliances, it's rare to see any of the appliances excluded, and when they do it's usually something like their laundry machine that they really like.

My local Home Depot's have had the side by side stainless ones for $698 recently. I just looked online and they are $898... possibly store specific then (maybe a floor model I saw). Even at $898 for a 36" side by side, and cheaper for a 30" top freezer model I always plan to install them in a flip.

I always do. You can get a stainless French door fridge for under $700.

Not sure about your area but in areas I have done, unless the home is high end with built in refrigerator space, the fridge is not included in sales and I never supply a fridge.
