I'm leasing my commercial retail property

Hello BP Friends, First timer here and I'm thinking of leasing my commercial property and approached a local agent / broker , she emailed me the contract and wanted exclusivity, what does it mean? What if a future tenant approaches me directly? Do I still need to give commission to my agent for exclusivity ? If I do the listing myself on LoopNet , do I owe commission to the tenant rep? How does this all work? Thanks , Christine
