HOW TO SECURE A DEAL BEFORE HAVING FUNDS?

HEY BP!

I AM NEW TO BUYING/FLIPPING. I FOUND A GREAT DEAL AND WANT TO SECURE IT BEFORE SOMEONE ELSE DOES.

COULD I SUBMIT AN OFFER WITH AN EARNEST DEPOSIT OF 5K REQUESTING THAT THE SELLER ALLOW BUYER (X) AMOUNT OF DAYS TO ESTABLISH FUNDS?

IS THERE ANOTHER OPTION THAT I CAN SECURE THIS DEAL AND THEN PRESENT THIS DEAL TO MY INVESTORS TO FUND IT?
