Do you stage your houses?

Do you stage for the listing pictures only? or for an actual open house?

If so, what is the cost in your area?

We just started our first rehab and we will definitely stage when it's time to sell but I would never pay someone to do it- Someone on another thread suggested downloading the Pinterest app and the Houzz app for rehab ideas but both are also useful for ideas on how to stage. I'm slowly acquiring furniture and decorative items from garage sales, our local thrift shop, Craigslist, the classifieds and Restore/Habitat for Humanity store that sells donated appliances, floor covering, furniture, windows, doors etc. I live in Aspen, CO so the selection of used items is likely better than some places, but there's probably nice used items to be found wherever.

stage 450k and up  at least 2 models... lower price points what they call soft staging.. makes a differnce  especially if space is not traditional

Stage myself and it makes a difference on how the house feels. The virtual staging does look interesting though, however might set up disappointment with the potential buyers when they arrive and the house is empty.

I have looked into staging companies and find the cost is too high for my prince point so I do my own.  It makes a big difference in selling and I think it is well worth it.  I had two on the market and sold them both within one month after I staged them.  Before that they were empty and they sat there.  I'm guessing people can't envision them until staged.  Just my opinion.  My price point by the way is in the 200k range.  All the best to you, Charlie
