Houston, TX newbie to flipping

Hi all,

I have only been a realtor for 2 years but I am ready to buy a house to flip. I could sure use some advice for how to find the right property and what to offer. I hope to keep the price under $160k or so. 

Here in Houston there seems to be lots of cash buyers. They have gotten all 3 homes I made offers on! 

I would love some advice! Tell me first what would scare you away from buying a house?

Hello @Linda Young,

the only thing that would scare me away is the wrong price, or a lien that cant be removed. 

you said you want to keep it below 160k thats a pretty good amount. are you using a HML or how are you planning on financing your endeavors?

Cash or the illusion of it is KING when it comes to getting the property for a good price. when i say illusion is because normally when we buy CASH we are usually still financing it just with either a HML or a PML.

and the deals are out there for sure if you have the money and look in the right places. we closed on 2 last week one on Wednesday and one on Friday. rehab work started this week already.
