Suggestions on selling my properties

Okay so I've been doing this for a year now and it's been rough. From dealing with shady contractors doing horrible work, a mentor/financial partner who bailed  on the first property leaving me to foot the bill, and now two houses on the market that are not selling. I have a hard money loan on both properties and with the loan and all other holding expenses I'm around $6000 a month. I had enough money to cover the holding costs on the second property for nine months but now having to pay the expenses for both properties for the past four months I have $6000 left to cover expenses and it doesn't look like these houses are going to sell anytime soon. My credit is maxed out and I'm running out of options. I need these houses to sell in the next month I don't know what else I could do to make that happen. They are both nice houses in nice upper-class neighborhoods in Ohio. If anybody has any suggestions on how to get rid of properties that just aren't selling please let me know.
