Looking for Advice on Finding SFR Deals

A bit of my REI background, I started investing in real estate in 2010 completing several rehabs and buy and hold transactions. I took several years off of REI to raise my small children, while working a full time job as an application developer. I currently own a few rentals, I will be selling at least one of them within the next few months. I plan on using the profits from my sales as seed money to get back into the REI game.

I will be focusing my REI in Northern California specifically in Sacramento CA and the surrounding areas. I plan on starting a marketing campaign to find great deals. I will take a few of the deals and begin rehabbing the properties. Any remaining deals that come my way I plan on wholesaling to other investors.

I recently discovered Biggerpockets.com. I have been learning so much and am grateful for the community here. I am new to wholesaling and will be very grateful for any advice from experienced wholesalers.

Additionally, I will be grateful for any information that you can share with me based on your experience in the current market, specifically how to find the best deals for rehabs. I am also interested in hearing any marketing tips.
