A few questions about this rehab house?

Question

My questions are mostly what to do with the bathrooms. I know the rule of thumb is NEW everything. But these showers and bathroom vanities look pretty good. Would it be worth it to replace them? Also what to do in the kitchen? I will replace the cabinets, but it doesn't look like there is room for both a stove and a dishwasher. I would prefer to have both of these items if possible. And should I replace the toilets just because? I don't really know how to tell if they definitely need replacing. I know that they work, but they aren't brand new. So does that mean I should replace them? Same with the bathroom vanity lights.

That sounds so complicated. I don't know how that is even done. I think I might just leave this one without a dishwasher. I need to jump on this thing and buy it and I don't have time to meet with contractors out there.

You'll have to figure out how you want to lay it out. Typical Dishwasher is 24"x24"x35" and typical kitchen sink is 22" x 30". You wouldn't want the dishwasher directly under the sink, for easy loading, so it would be off to one side.

I'm assuming since this is FL, this is on a slab rather than basement. To move the plumbing would more than likely need to rip up some flooring and run it through the concrete slab.

The kitchen is about 13.7 feet from north to south and about 15.5 feet (plus the depth of cabinets) from east to west.

The cabinets you see are on the west wall of the kitchen.

How big does a center island have to be? And what are all the materials that go into it? Would it possibly be a huge pain to get water there? I think this is what I will have to do.

Man that center island is way more than I thought this would take. I don't want to just quit.... my handyman is pretty knowledgeable on everything so I know he'll know what to do, but I would have trouble estimating rehab budget since I don't know what all goes into a center island. A dishwasher, a few cabinets, and a granite countertop? I don't know how to price the materials.

What I would do at least, center island in the middle with dishwasher, move the sink to the center island as well (your going to need water and a drain there anyway for the dishwasher) Stove where the sink currently is with a vent hood.

That's just going off your picture though, hard to tell how big this space really is.

It seems incredibly strange to me that there wouldn't be a stove. I don't think you'll get a lot of offers by tossing a Foreman grill on the counter.

I imagine this house had a stove at some point. If so there would likely be the infrastructure in place to connect another. Is there no gas line or electric for a stove in the kitchen anywhere? Maybe there was an island with a cooktop or something that was removed, though I would still expect some way to fuel it?

Yea but how could I fit both a stove and a dishwasher? If I had to choose one, I would go with a stove, right? But yea.... I know they're gonna want both.

Sorry I didn't realize the fridge was going in that spot, in that case I probably would put the dishwasher in a center island.

Toilets last forever unless you crack them. Clean them thoroughly and if anything, replace the internals and the seat. If this is a future rental, a dishwasher is more trouble than it's worth. Make the house clean, repaired, and move-in ready. That is what sells. Nobody will know if you replaced the vanity or shower if it looks good and functions.

I was assuming the center island is where the dishwasher would be, but I guess not. Do you know the average, or the minimum, dimensions of a center island? I am replacing all of the cabinets.
