Areas in Houston to avoid for house flips - lessons learned

Hello everyone,

Would you fellow investors in Houston share what areas in our city house flippers should avoid when looking for deals? I wonder if anyone has had a bad experience they would share in a specific area due to violence, crime, depreciation, neighborhoods that are not attractive to homeowners for some reason...any advice or lessons learned will be very much appreciated.
