Interior/Exterior Remodel Suggestions?

Hey guys,

Haven’t really rehabbed or remodeled a place other than a mobile home one time. I have this property which is in pretty good shape, but wanted some suggestions on what you guys would do to it. It’s my primary residence at the moment, and the previous owner didn’t do very good at repairing some holes and whatnot, so I know those need to be repaired. I plan on selling this in the future, so I am looking to improve it for resell value.

@Joey Hampton 100% add black shutters, they are cheap and take no time to install.

I would add cabinet hardware, paint the rear exterior doors (photos are small but one looks stained), powerwash and stain/paint the deck, and clean up the shed. These are all fairly inexpensive, and in a few days would have the place looking a bit "cleaner".

Yep! Gable end vents. I just couldn’t think of what they were called! Will be a lot easier fixing something after I know what to call them, lol.

The laundry doesn’t have doors, which I know is a downfall. The washer goes directly beside the countertop and the dryer goes in the corner, beside the window, and I guess I just can’t imagine putting a “room” or where to put one as I can’t picture it being enough space.

I will take note about the deck, regarding the steps. I have no clue if the addition was permitted or not. Also, thanks for the feedback. Definitely noted.

Sounds like attic vents that are damaged. Houses can have vents in the gable ends, ridge of the roof, soffits, etc. Sounds like you have gable end vents (and possibly other styles) that need to be fixed. They usually aren't bad to do or have done.

Thanks for the feedback, Brian! The plan is to buy some shutters today. And I am going to power wash the entire house, along with the deck.

I will post some photos of the sides of the house in a bit, because I’m not quite sure what to do with them. It’s the top corner of the sides of the house, if that makes sense. Vents in the atticts? Aren’t those soffits? They’re damaged, so will need to be replaced.

Shutters for sure at least in the front of the house.  Not sure you will get your money back on the gutters but nice touch especially if the neighboring homes have them.  I didn't see the washer/dryer in the kitchen.  Any way you can stack them and partition a few walls and add a 30 inch shower and commode since you have the water and drain for them anyway?   Makes a big difference in price point with that extra bath.  You are on the right path.

There is only one bath, unfortunately. I definitely like the tile idea in the shower, and I’ll probably be doing that! Didn’t even think about that until you mentioned it.

And there isn’t a laundry room. The washer/dryer is in the kitchen, which is a downfall of the house, in my perspective.

I should’ve taken a picture of the back yard. The back yard isn’t that great. It’s sort of on a hill, and in fall, a ton of leaves pile up. The deck takes up the majority of the back yard, but is it a nice deck. Going to pressure wash it and then either paint or stain it.

What about shutters on the windows? Add gutters or?

Not sure what kind of neighborhood you are in but the house basically looks very nice.  If you are going to flip personally I would take out the plastic shower surround and do it in tile with 1/4 inch glass frame less door.  I also like to use crown molding at least in the living room/family room areas and master bedroom also.  Yard looks great and very inviting curb appeal.  Is there only one bath?  Fireplace looks ok but the wall needs more decor to picture frame it.  Definitely paint or stain the deck out back as it is an awesome space to entertain.   When you put it on the market stage it with a grill area and comfy chairs to sit in.  All depends on the area if the price point compares with the CMA of the other units in the area.  I can see you take pride in the things you do.  Don't lose that perspective.  Good luck.  Just my 2 cents.
