Can i still make money on flips by going through an Agent? Ideally following the 70% rule.

Agent or no agent, has nothing to do with it at all. Follow the same math metrics and you can buy from anyone and still make money.

That said, the general pulse of the market lately is that NO, agent listed MLS deals are rarely a good buy. If they are hot deals they will have 15 offers on them going well over ask in 24H so it's tougher for sure.

@Patrick Martone  It costs you nothing to buy a property through an agent.  You should have at least one Realtor on your team if not several.  If they bring you a deal close through them so they earn the commission.  But be prepared for the competition when you're submitting offers.  Anything listed at a discount, at least in my area, is getting massive attention and dozens of offers.

When buying, or selling? You can make money on flips using an agent on both ends, all depends on the house/project.

I have 3 good agents that work hard to locate properties, and to get them sold.  Recently, one agent called us when she found a property like we wanted.  She didn't list it on MLS because she knew she already had a buyer  We bought it.

However, in today's market, I have found better deals through Craigslist, wholesalers, etc.  And, we sold one house last fall to the sister of the neighbor.  That was a win-win deal.

@Patrick Martone ABSOLUTELY you can. All our our company's flips have had agents represent us when we sold. Just make sure your analysis takes their fees into account and you'll be fine.

It helps to have your license. Cuts out some of the largest transaction costs. That being said, you need to be doing a few deals per year for it to be worth the fees you will pay.
