Would having this next door affect your decision?

The house I was looking at and the rest of the ones on it's street, are "normal" SFHs, but then there is this manufactured home across the fence. I wondered if this could be a problem in renting and eventually selling it?

Probably won't make too much of a difference when renting (assuming this is the exception and not the rule), but in my experience, it could make selling a good bit more difficult...

If that place is purchased to be held and rented, a nice tall hedge could be grown on the property line.

I am always concerned with properties in the neighbor hood before I buy.  One bad comp can often ruin your entire exit strategy.

The neighboring homes should ALWAYS be assessed before making a final decision and a home looking like that should negatively impact your decision to purchase it, for flip, for hold, for ental, for anything. The exit is the main problem as nobody else would want to buy and live next to that (at least not where I live).

Yup. Can you buy the mobile and sell it? This would leave a very nice lot and increase the value of all the SFHs.

I agree with Jason - unless it has an absolutely unbelievable cash-flow why would you. The market offers so many good choices, why settle!

I agree with Will and others. I would think that it would make a difference in Orlando, but I don't know the market.

This is a good example of External Obsolesence and it will effect your price, but both ways, when you buy and when you sell, the "margin" may be the same.

While I wouldn't buy it (or live there) the suggestion to buy it as well is a good one. Rent the place and when you can afford it, remove it. Maybe build a new one or improve the home you're buying, it's an option you might look at.

It's impossible to tell from the photo, but what I see looks neat and clean.

If everything else in the neighborhood looks good and the trailer is clean and tidy with a well maintained lawn, it would make no difference to buyers or renters either one in my town.

Especially if you can get it cheap enough to offer it for sale at an attractive price. A lot of buyers would purchase in a nice neighborhood with one well maintained mobile if they could save a noticeable amount of money.

Many trailers on the street would affect the price. Junky trailers and junky frame built houses make a street a no-go for me.

I'd go knock on the door. If that is a nice yard and the neighbor is the owner and a nice person, I'd turn that into a positive.

A tall hedge is a good idea to seperate the property line view, but it does nothing for the street view as prospective buyers 9or tenants drive down the street. I would heed caution if it is a rundown property in comparison to the balance of the neighborhood, if not, you are good to go.
