Nothing under the hardwood but the crawl space
Considering what my options are for an old house that has no sub-flooring, just hardwood over the joists keeping it off the ground. Vapor barriers? Other? Right now there is carpet over the wood. What would you do for a rental vs a flip to retail?

Oh, no, no, do not rebuild the floor for flipping. It's a very important selling point to be able to say that this is the original floor. I've never had a wood floor that didn't look great after refinishing. Even with cat or dog stains. Once it's all sanded and polyeurathaned, it'll look great. Much better than a new wood floor.
