@Ned Carey, usually you will need to file a quiet title lawsuit before you can sell a tax deed property for anything close to full retail price, with the buyer able to secure financing and title insurance. A quiet title order will require 3 years of possession, and about $1,500 to $5,000 in legal fees and court costs. The more expensive suits are those with unknown heirs as prior owners, which will require a court-appointed guardian ad litem. You can sell your tax deed for significantly less than full retail price to other investors, who are willing to wait out the possession holding periods, engage in preservation improvements that make redemption very difficult, and pay for the quiet title suit. While flipping to other investors or home buyers who need seller financing is not sexy, it is profitable and can be done in volume.
