Check this 4 br property out.1700 Bexley Dr, Hopewell, Va 23860. asking price: 94,950/ comps for 3 br 125k to 150k.
the numbers:
150k selling price
-15k selling costs
-15k rehab budget
-94950 asking price
=$25,050 profit

My issue with your scenerio is that you are given your comp the best possible value at 150k but you said comps are 125k to 150k. If your property comes in closer to 125k then your whole spread is lost. If your rehab costs go above the 15k budget then you are again looking at a way smaller end result. I would suggest looking at the numbers based on the lowest possible sales price and every above that is just gravy.
