Accounting software for Rentals

I have a bookkeeper using QuickBooks for me for our 7 single family homes.  I find it difficult to understand and hard to track true cash flow numbers.  Does anyone have any recommendations? Does your bookkeeper easily know how to provide the reports you're looking for for each property? Cash flow and how much you're spending on maintenance for each property, etc? Thanks!

    Set up every property as a customer. As you pay bills, apply each expense to a customer. Set up automated entry's for each monthly invoice for the rent.
    Piece of cake. P &L by property. Perfect for schedule E for tax work.

    We use it to manage 100 properties.
