I would like to know what is a minimum percent of profit I should to get aftet a buy and flip deal?

I don't go for percentage, but if it's a simple flip (paint carpet countertops) I shoot for $15k. exterior work, damage repair etc I want $20-25k. If I'm doing structural repairs $30k+ In my area ARVs range from 100-250k

We look for 15% ROI on flips which we project will take 3-4 months to complete. Anything 5 or more months it needs to be higher than 20% ROI. Time is money. Rule of thumb - longer hold time should mean higher ROI.

15% at the bottom, then it goes up commensurately with the risk of the project as determined by scope of work and consequently hold time.

Alma you want to shoot for at least 30% minimum. Some people will settle for less but I like a little more margin just in case the market shifts a little. The only time will compromise is if its a really hot area.
