Fix and flip in nj, how to generate leads?

I’m trying to do fix and flips in nj, but I’m having trouble finding good deals, anyone have some ideas to generate some leads?

Get to know the top wholesalers in your market Tell them exactly what you want, how much you can pay and where you like to buy and be prepared to look at a lot of deals.

MLS - Look for vacant properties that have been on the market at least twice as long as the average DOM and have had price reductions then make an offer where you need to be. The key is to be making offers every day.

Go direct to seller. Ramp up direct mail, website traffic, facebook ads etc. The key is speed to lead. You need to be ready to answer the phone or respond to emails. Do not use google voice. Either answer live yourself or hire a service to answer live.

Bottom line in this market you need to be looking at a lot of deals and making a lot of offers.

Hi! @Simcha Freedman there are many great ways to generate quality leads. These ways include, but are not limited to:

• Using lists tailor made to accommodate your needs. Lists can be generated using sites like ListSource.
• Attending local REIA meetings. Networking is a key tactic one must use in this industry. Go to these meetings to find investors and others who are in need of your services.
• Driving for dollars. Yes, you literally drive out into your target area and manually create a list of potential leads. Access public records to get further information on these properties. 
• Google and Facebook ads can also be used as a viable avenue to generate leads.

Definitely echo what Greg said about direct marketing and the importance of quick follow-up.

I am a big fan and work with Facebook ads since you can get a large targeted reach without a huge investment and it is easier to track results vs mailing out letters.  Feel free to reach out f you have any questions about how FB ads could work for your business.
