What am i doing wrong?

I do all kinds of marketing, direct mail, bandit signs, offers threw my agent or agents, I met work with other investors (wholeseler’s). And I always get so close to getting a deal. The closes I ever get is I sign the contract but yet some one els gets it from under me. I provide a POF my LLC information, I get fed up. But I don’t stop marketing

Javier, maybe specialize your direct mail and do more specific mailings.  Try driving for dollars and not go for lists or houses other people are chasing.  I think if you can find a great neighborhood, drive it and personally look at homes with deferred maintenance etc... mail them and work those leads.   A lot of competition out there!

@Javier Rosales Hang in there. By the looks of it you must be networking and marketing well if you are getting so many deals. This progress seems very optimistic to me and I have no doubt you will close a deal soon enough. It may take time and effort but when you close that first deal, it will all feel worth it.

@Javier Rosales this is a very competitive time. Normally I would guess it takes about 6 months for someone to do their first deal. That can easily be a year or more and still be within the norm.

I believe a lot of people today are overpaying. Be thankful that is not you.

@Ned Carey thanks to my cma, my rehab budget, that I give offers that can give me cushion not debt. But willing to sacrifice profits to get my best and highest offers for my first deal to get Credibility from it. And experience.

Stick with it as long as you financially can. Sounds like you are getting very close. It's only a matter of time. I know it can be tough to find a deal in LA, the competition is fierce but sounds like you are so close. Keep your mindset positive. It's going to happen.
