Small Master Bath/Master Closet deal breaker?

Question

From your experience, do you avoid deals with small master baths AND small master closets?

I haven't done a flip without nice master features and am concerned that this will be the deal breaker for most wives or couples.  (one sink/toilet/shower-tub) Even though I'm replacing hardware/countertops and tub/tub surround, I'm thinking the size alone will be a deterrant.

Everything else about the house checks out fine budget wise/ARV/etc and the home has great curb appeal. Just that dang master bath and closet!

A lot depends on the neighborhood.  If it's newer and most homes in the neighborhood have bigger master baths, it will limit your buyer pool.  If it's an older neighborhood, the buyers may not necessarily expect one.  In my experience, if the renovation is done well and the area is nice, a well-priced home will sell easily.

I think the fact that it has a master bath vs the size of of the master bath will pay a bigger roll in selling. Also the fact it will be brand new will paly a roll in your faver.

It's amazing everyone buying homes today almost always expect a master bath as if it is always a given. Ic an remember a time where it was a huge luxury  LOL

Price range will dictate a lot too. My last project didn't have a master bath. It had a common full bath and a common 1/2 bath. But, it was at the bottom of the price ranges I like to work with. I had many compliments over the fact that it had two baths and not one negative that neither were in the master room.

If everything else makes it a go, and your agent thinks it'll sell, then it's probably a solid plan.  The fact that it has a master bath is a positive, and it only takes one buyer to make the deal happen.  And, if you are the lowest price on the block, that'll get a lot of traffic through the door.

There is no room for expansion. There are other remodels for sale in the neighborhood that have better baths but are listed for more than I would be. I'd be the cheapest house in the neighborhood right now. What do you think?

Is there any room for expansion of the bathroom and/or closet?  I would say that if all of the competing homes have large masters, then you may want to find a way to make it work.
