How to, DIY termite inspection?

Question

Any tips on what to look for? We're looking at houses and my boyfriend has experience in construction but not termite inspection per se. We are only looking for ourselves- not doing an inspection for anyone else.

Is it as easy as looking for "sawdust" and sticking a screwdriver in rotted wood or does anyone have a few other tips?

I would hire a pro, the risk is too big if you miss something. I like to inspect myself and have a pro do it. Two sets of eyes are better than one. Inspections are cheap compared to what you stand to lose if you miss something. Just my .02.

I had sub-t termites at my primary residence.  It would help to know what kind of foundations are in your area.  In a slap foundation it is pretty easy as they are usually on the outside edge with a tunnel up like mentioned prior.  They can also go through the holes in the foundation for plumbing or cracks in the foundation.  Those are obviously harder to find.

Look for evidence of roof leaks.  That really draws them in.  That is where they were in my case.  I caught them fairly quickly and I think the damage was very minimal.  I actually don't know because I didn't tear into the sheetrock to look.

I think it would be harder to find them with pier and beam as you can't see all the piers.

Call a bug exterminator to come out and look and also give you a bid. Follow him around and ask questions. Shouldn't cost you anything. I did this because I knew (thought) I had a problem and wanted bids. I followed the guy around asked a bunch of questions. People love sharing their knowledge with you. Makes them feel important - and they are. Out of three exterminators, one told me the damage was old and likelydid not need treatment. Said he actually treated the house next door and that may have killed the ones in my house. Doing an internet search will leave you with more questions that answers - at least it did me.

Best $40-$50 bucks you can spend. 3d party reports give you leverage.

Thomas, we are looking at REOs and our plan is to inspect ourselves and waive inspection contingencies so as to get a better price. My boyfriend has construction experience. If we find something we could ask for price deduction. Possibly  prove damage with a professional termite inspection. ...Better yet a good photo.

Looks like common sense and thoroughness as much as anything else.

Heh... Now to look up what carpenter ant poop looks like :) We see more of those than termites.
