Do you include appliances in your flips?

Curious to know who includes appliances in their flips, and if you've noticed higher sales price and/or shorter DOM as a result?

You should. Kitchens & baths are what sell homes. Beautiful appliances are what helps sell kitchens.

Check with your realtor. We usually include range, dishwasher, and/ or vent hood microwave.  We leave the refrigerator out per our realtor.  I thought it would make the kitchen look better but she indicated that many like buying there own since there are so many options.  Plus it saves 1k+.

of course they are included. Not only included, but the quality and design of what is included can make a big difference in how attractive the house is to a buyer.

I do think there are regional areas where people typically move with their refrigerator. Seems crazy to me but I have heard of it.

It depends on your market area.  Everyone includes them in my Flordia areas so if I didn't I might lose business.  No one included appliances in my Pittsburgh houses so I didn't either.

@Thuy Pham-Satrappe I always do. And I go with stainless steel too even in lower end flips because it’s really not that much more  expensive for the package. It’s all in my rehab budget. Most of my buyers are first time home owners and want the process to be as turnkey as possible. They just want to move their stuff in and live their life. You want to give the buyers the best vision of what their life will look like when they move in. A property just looks incomplete without the appliances in there.

Yes. I include an entire package. Fridge, stove, hood, dishwasher, washer, dryer, and sometimes microwave if there is a specific spot for it. NOTHING makes a kitchen like a nice, new set of appliances. The last thing someone wants to have to do after saving up and paying down on a house is to spend $5-10,000 on appliances.

I'm not a flipper but what I've seen is homes usually have a dishwasher, range, and oven for listing for sale.  Refrigerators are often left out and microwave, washer/dryer are hit and miss.

I'd consider the first three in your numbers and not the rest, but it would depend on the property.

Always. I get more money and it sells faster. It doesn't even need to be new appliances. Stainless does better but if not stainless make sure they are at least the same color. All white, all black, all harvest gold etc. Umm,skip the harvest gold but you get the idea. If used, make sure they work and are clean.

Just like spec & model homes we do add them except the fridge as so many have specific tastes but we do add the recessed water feeds in the wall. Most favor gas stoves/cooktops but in the last one we put in an electric as the permit for a 5 ft gas run required a 'lic plumber' but they let me run the electric myself??. Buyer was a chef so spent $1200 to have a gas stove installed after the cost but he also moved the basement laundry room plumbing for $3500??

Our rentals also all have good quality stainless appliances & we do get higher rents.
