When sending out mailers/marketing, is it more effective to do same target market (ie vacant out of state owners) between several cities/zip codes or same zip codes/city with several different lists (ie out of state owners, pre-foreclosure, probate, etc)?

Adverse use/ possession and land surveys... anyone have experience with this in Indiana?
I have a shared driveway situation where the neighbor has basically taken claim to the entire driveway, which leaves our back parking situation inaccessible.
I plan on getting a land survey but would there be any use if she's already taken it through adverse use/ possession?

@JM Payne thanks for the feedback. Yes definitely have comps to support the price for an updated home- we actually listed it low/competitive for a quick sale so we are shocked. Wondered if it could have been taking it off the market and putting it back on.
I agree with the brown- doesn't have the best curb appeal

Would appreciate your feedback please!
We initially listed the property last weekend but found some details the contractor hadn't taken care of when he said he would, so we pulled it off and relisted after everything was completed.
There was initial interest when we listed the first time but since we relisted 4 days ago we have had ZERO showings scheduled. My realtor and I are completely baffled as to why.
