@Mike Cumbie I understand that. The market is such that most renovated homes sell within a few days of going on the market so that's where my expectation was. I did allow for a mental cushion since this is my first one

@Caleb Heimsoth what additional info do you need? Typically renovated houses in the area sell within a few days

Looking at a duplex in the Indiana Area and wondering how much I should allocate for water if it is paid by the landlord?

I've had 11 showings this past weekend but no offers. We've gone through and read the feedback and one of the issues cited more than once was the fact that the windows were older (in an otherwise updated home). Also a few of the windows were painted shut (forgot to check that and getting that fixed)

We plan on going back and asking what their interest level is aside from the windows but I am concerned we lose too much leverage in the negotiations if we do that.

We will be doing an open house this weekend to keep the flow of interest going but would really appreciate any additional insights and/or suggestions!

@Nick C. It's in Indiana. There are rules about trashing it versus donating or selling

I recently found out that a property for which I am under contract has a recently evicted tenant. They left a lot of stuff around the house and in the tool shed and have been sent the Abandoned property and right to reclaim notice, but the current owner and property manager have not heard from them.

Wondering if anyone has experience with a similar situation? I'm concerned with any potential liability I may inherit if I take possession of the property before the 14 days runs out.
