@Carl Fischer when would a self directed IRA get a loan?

I wasnt sure if taking the money out to purchase a property would he considered taking out a loan

When I am making an offer on a property and want to use my SD IRA funds, would that be considered a cash purchase or a loan for purposes of the contract?

On the contract for a fixer duplex I am looking to purchase it looks like they pre-selected that I waive my opportunity for inspection of lead-based paint. Given the year it was built it seems like there is a reasonable probably that there may be some lead based paint. That being said, is it a real estate strategy to mark that box so buyers can't withdraw offer upon discovery of lead based paint upon inspection?

@Bjorik Mutize definitely fixing the issues mentioned.

DOM for a renovated property are very short- within a few days usually.

The fact that we've had so many showings is definitely a win- we've continued to have a steady flow but still no offers.
