Pool does not work- What now?

I have a client that wants to sell her home but she has a pool that does not work and has debris on it. She does not want to fix the pool and wants to sell as-is. She can't take FHA and neither VA loANS. If we list the home as-is I also think she will have to accept cash offers only in other to make the sale. Any thoughts?

I just bought a house with a pool, and there is a lot wrong with the pool. We were able to fix a leak in a pipe for about $30, using a product called Fix-A-Leak. 

While we were hearing about all the problems with the pool (~$30,000), I asked the pool guy how much it costs to demo, and he said about $5,000.

Any chance the seller could just demo the pool? Provide for the funds to demo the pool at closing so the buyer takes care of it?
