Bathtub or no Bathtub in only bathroom?

Question

Flipping a house with one bathroom

Currently has a tub with a shower and one sink.

We want to add a double sink to do so we would have to lose the tub and add a walk in shower.

Plus side two sink and nice looking over all bathroom with walk in shower.

Downside no bathtub.....

What are your thoughts?

Have you ever come across one of those 3-4 foot long bath tubs from the 1940-50's ??

This OLD one must have seen some scary stuff!!!

If there is only one bathroom, I suggest keeping a tub. People with kids need a tub, and having only a shower will limit your potential buyer pool. If it is an area that is mostly adults without children then it might not be such a big deal.

For a flip, keep the tub. You’re eliminating too many people (especially if this is a starter home) without it.

I have been in that situation twice.... I install a bathtub in one and just a shower in the other....it seems tenants were good either way....but something to think about -who will rent the place? If they have kids probably want a tub....

Have at least one bathtub. If, however, you're looking to silently discourage people with young children from renting a place (upper floor of an over-under duplex with inadequate sound insulation), I'd go with the shower.

We had two units coming vacant that we had completely rehabbed. One we replaced the tub with just a 4x4 shower base The other unit had a bigger bathroom so we put in a nice solid fiberglass Kohler tub I grabbed SOR from Lowes cheap.

The tenants with the two little kids took the one with the shower stall & the Vegan millennial couple preferred the tub setup.

@Bryan Young Tub.  In a small bathroom you never both use it at the same time so no reason for dual vanity...but extra vanity storage and countertop space is very nice if you can squeeze 6-12”.  I love the ikea Shaker door mirrored medicine cabinet for even more storage above.  Houzz surveys said storage is one of primary reasons for bath remodel...aesthetics #1.  Only over 65 mind stepping over tub side.

As an adult, I still enjoy my bubble baths. When renting apartments, it was definitely a consideration.  I’d vote for tub also. And storage under the sink.

Bedroom count would determine it for me. Since it’s a flip maintenance and tenant

S are playing a factor. If it’s two bedrooms and under go no tub if it’s over two bedrooms your going to want to keep it to attract more potential buyers.

I’d go with a tub. I’ve made the mistake of doing a custom tiled shower. It’s hard to clean, it’s expensive, and it will steer away renters & future buyers.
