I do these all of the time- if this is a rental, middle class sort of area; paint the cabinets, new hardware, new lighting, new appliances, resurface the counters and new flooring and all of the sudden it will look like a million bucks.

@Steven N. what is this property going to be? A flip? A rental? I would do different things depending on the goals here.

If it were mine, for a SFH rental (on the cheap) paint the walls of the whole unit grey, the trim and door white, replace the door handles with satin ones, and do the floor in grey LVP self stick squares.

If the compition demands a higher refurbishment (counter tops, and cabinets) then do that, but just a refresh on this unit (from the pics) looks like paint and LVP might be enough.

I'd leave the cabinets and counter tops brown (unless competition dictates redoing them).

Also a daylight bulb in the kitchen of the highest wattage the fixture will hold might make the area look better when you show it.

The less income the resident has, the more bulb wattage they seem to like in the kitchen (they cook at home more).

I'd start with new countertops and paint the kitchen cabinets and see what it looks like.  You can also replace the hardware on the cabinets to match the sink and stainless steel appliances.  Then see what it looks like.  As for the bathroom, see if you can get a tub insert or have it refinished.

What Material are the cabinets?  I would refinish those (you can paint with cabinet paint or there are kits you can buy at HD that are pretty decent), new counter tops (I use epoxy a lot), and update the flooring.  The bathtub can also be refinished for a reasonable cost.
