KEEP small 4 bed/1.5, or TURN into 3 bed/2.5bath with master suite

hi BP

I have a question of how you would make this decision:

When rehabbing a 4 bedroom with small rooms (master <12x12) home, what factor would be favorable for a 3 bed/2 bath conversion?

my agent says: keep at 4 bed, fetch higher price.

my friend/a potential buyer that didn't buy : it's says 4 bed, but it should be 3

what is your take on this subject.

just for what i did, my contractor and i figured out how to keep it 4 bed and carved out a master suit by added a full bath. the bedroom turned out larger than i thought (problem with vacant home, you can't eyeball the size ;p)

If I am the buyer, I certainly choose 3/2.5.
4/1.5 is too outdated.
