ROI 2 story porch Enclosed vs Open
Hi everyone,
I have a 2 flat here in Chicago and I want a new rear porch. A enclosed porch is a extra $10k vs open. I figure a enclosed porch will add more value as it's basically an extra room (8x8) and can be used as a office/mudroom.
I will be selling this property soon and think a enclosed porch will pay itself back but I mainly see open porches. If anyone has any experience in this it will be greatly appreciated.

@Mike Westen If you plan on selling soon, do you think someone will pay the extra 10k or more in purchase price? If the answer is "yes" then you have your answer to build it enclosed. But if your answer is "no" or "not sure" then I would not put the extra capitol into it. Also if you answer is "Yes" then the next question you need to ask is "will it really only cost 10k more once the city is done with you?"
I can send you Frank Knights number from Mr Porch as he will be able to lay out exacts costs and risk by doing the enclosed porch.
