AZ remodel - cost to raise the roof

I’m looking at a house in Scottsdale but it needs some work. I’m trying to get a ballpark idea about the costs to remodel. The house is about 3400 sq, single level. One of the main issues with the house is that it has relatively low ceilings in some areas and it has some step downs. I want to get rid of the step downs and level the flooring but this will make the ceilings even lower.   To compensate for that I am thinking about raising the roof. Does anyone know how much I should budget for that assuming there’s some HVAC running through the ceiling? I found some website that says that on average I should expect to spend about 17K for that but this seems low to me. Here are the main items that I see as of right now:

- raise the roof/ ceilings- ??

- level the floors, demo existing tiles and install new flooring - 20K (cost of bathroom floors included in bathroom remodel line item)

- demo existing kitchen and install new higher- end cabinets, quartz countertops, new appliances - 35K

- remodel 3 bathrooms- 40K

- paint inside/ outside - 7K
