I am a new investor looking for advice

I'm new to real estate and just partnered up with 2 local newbies as well and formed a LLC, I'm down in Texas and everything relies heavily on the oil field and since it's a boom bust market I'm wondering if I should stay local or I've been looking into getting a property or 2 in the Memphis TN area?

If this is one of your first investments, I would try and stay local unless you are willing to put a proper team in place in TN.
