Fix and flip do’s and don’ts

Hello BP I’m working on purchasing a deal for a fix and flip. I’ve been reading books watching videos and listening to podcasts on what to expect but I want to hear about some of the do’s and don’ts that some of you guys may have.

@Christopher Johnson DON"T over price your property and let it set for months on market. DON'T add an unfinished basement to livable square footage in the listing. DON'T give contractors >50% up front. 

DO rehab the property accordingly to neighborhood comps. DO repairs/rehab on electrical and plumbing systems. You product (property) needs to be safe for the buyer. DO have fun and enjoy building a team (essential).
