I have a question for you all. I'm considering a property to flip, but the seller (a HML servicer) sent me a copy of the purchase contract that contains the following language:

My concern is that the property is located in California and that's the only place that I've ever done business.  I'm working the rest of the contract to make it more palatable, but are there any concerns that I should be aware of before signing up to something like this? Any help is greatly appreciated!
