Do I have to paint this exterior???

Question

Should I paint this exterior?  I need a quick sale and am debating whether to paint this or not.  I think if I paint it I will get a quicker sale (probably within the first 2 weeks) but I am already $1500 over budget on this project and if I paint the siding I will be $3500 over budget.  However I am not sure if this will greatly affect my resale.

There is a house up the street under contract that has the same exact color however about 200 sq ft bigger as is priced about $7000 more than my house will be priced at.  It sat for 3 weeks.

So what do you think?  Paint or no?

I hate to be critical, please don't be angry. The curb appeal is not there. The steps are peeling and flaking. I use a product at home depot called deck restorer for concrete. It may not seem likely but vinyl handrails sure punch up the look. Change the mailbox. That's important to a lot of buyers. Paint the shutters to match the door.  Some new landscaping will punch up the look and by all means check out the competition, find out what they're offer that makes it appealing.

+1.  It is amazing what painting the shutters and doors can do (we go with black a lot on light siding and it always looks pretty good.

I also agree that some fresh landscaping would really help.

Thanks Derrick.  We are addressing the exterior in a week and I like some of the ideas you presented.   I have used Restore as well and love the product although it isn't cheap.   I used a gray concrete color on my last project to hide some of the issues on the walkway.

Thanks guys, we have plans to paint the exterior trim, paint the gutters, paint the steps and do some landscaping work as well as take a fence down that isn't shown in thr picture.  However if I can be convinced that I don't have to paint the house, it will definitely save on my budget.

It's baby blue vinly siding.  So you don't think it looks horrible and must go?

I didn't know you could paint vinyl- doesn't that kind of defeat the point (low maintenance)? I think the dark shutters look good- Nice bit of photoshop, Derrick!
