An Observation Mid-way Through Refinishing Hardwood Floors

There are those who think that refinishing hardwood floors on your rental units should be hired out to those who know how to do it.

There are those who think it is comparatively simple and that you should do it yourself and save money.

In the middle of the job, I think the second group of people have never actually refinished hardwood floors. I am sore all over right now.

I've had floors refinished many times, but have never done it myself. Using the big drum sander looks easy, but the little edger sander looks like back breaking, tedious work. I pay about $1.25 per sq ft to have it done in natural finish. When you're done, can you multiply $1.25 times your square feet, minus out your expenses, then divide that number by how many hours you invested? I'm curious to see what it comes out to.
