Rehab Additions that provide highest Appraisal & ROI return

I am in the middle of my first Duplex rehab/remodel in North Seattle.

I bought it for $583k and im putting $130-140k back into rehabbing the top and bottom almost completely.

I was wondering what you guys have found generates the best ROI when rehabbing a place and when it comes to re-appraising?

-Electrical?

-HVAC?

-New kitchen/appliances?

-Addition of a deck?
