Experience w/ Renters Warehouse Prop MGMT?

Question

Anyone in Baltimore City have experience with Renter Warehouse managing their properties? Particularly Section 8 properties but any feedback will do? Just looking for general pros and cons etc...

Hey Vic,

I use renters warehouse in Baltimore County ~2 years so far.  I have mixed feedback.

Pros:

Definitely a scaled team to handle most aspects of management (tenant placement, collections, evictions, maintenance).

Clean and organized statements (though it took me a few months to get used to the format)

Ultimately do take a lot off my plate.

Cons:

Response times (especially when we are freaking out about things like an eviction, or late rent).

They handle Maintenance (setting up appointments, getting quotes) - but I never feel like i'm getting the best deal.  Sometimes I do my own research and find cheaper quality work than they found.

Cost - the $80 per month looks really nice, but the full month rent for placement, and the other hidden fees (lease fees, renewal fees, key fees) add up.  My average payment over 65 working months (when considering all properties  each month) is about 16 of rents.

Sometimes i fell like i'm annoying them.  From a customer service standpoint, I shouldn't be made to feel that way.

All in all, this is the only property management company i've used, so i can't compare. In general, definitely have helped get me off the ground.  I don't have plans to switch for now.
