Lead and Asbestos Removal

Hi everyone,

At a recent Mass Landlords meeting in Worcester, the presenter said that to get a rental unit deleaded is running about 8-10k these days.  Has that been people's experiences in the Boston area too?  Any suggestions on how to estimate how much it would be to remove asbestos tiling?  Is it usually by the sq foot?

I just did a lead paint removal for a 3 fam about 3500 sf and the total bill was around $12k with most of it pertaining to the exterior paint chips. That was inclusive of the inspector reports, remediation, and re-inspection for issuance of certificate. 

@Avery Heilbron can you give you more insight in terms of the SOW and what people are charging for rates. 

Pertaining to asbestos, the advice I get over and over again is that you do not remove it rather than just cover it up with other flooring or siding so it is not to disrupt the particles. If you had asbestos covered pipes there's no other way of going around it, especially if it's a common area like the basement where tenants go for laundry, etc.
