Anyone else here active in note investing?

Hey BP community,

I’ve been spending more time lately digging into mortgage notes—both buying and selling—and I’m curious how others in this space are approaching it.

A couple of things I’ve been thinking about:

Do you prefer performing or non-performing notes, and why?

How are you handling due diligence on smaller, one-off deals versus larger pools?

For those who’ve been in it a while, what’s been your biggest learning curve?

I know notes are kind of a niche within real estate, but I’ve found they open up some interesting opportunities compared to traditional rentals or flips. I’d love to hear how others here are navigating this side of the business.
